Rules and Regulations | Majestic Gardens G Condominiums

The following Rules and Regulations are in effect until amended by the Board of Directors and apply to all unit owners, their families, guests, and lessees. Unit owners are responsible for ensuring compliance with these rules and for any violations by their household or visitors. The Board of Directors is committed to enforcing these regulations to promote a peaceful, enjoyable living environment for everyone.

All residents, upon purchasing or renting a unit, agree to abide by the rules outlined here. Any violations may result in fines as per Florida law, which allows for penalties up to $1,000.00, followed by potential legal action if necessary.

This document is intended as a reference and should be reviewed regularly to ensure adherence.

Majestic Gardens 'G' are a family condominiums and all persons living in the units must be family (exception Nurses). No subletting or renting of unit unless current owner as occupied the unit for two years.

All occupants over 18 years of age will be screened.
Children are not allowed to play in hallways and laundry areas.
NO PETS are allowed.

1 bedroom: maximum 2 persons

2 bedrooms: maximum 3 persons.

Each unit has only one parking space. Unit owners are not allowed to use guest parking for second vehicles. If you own two vehicles you must make arrangements with another unit owner to use their parking space. This must be submitted in writing to the board of Governors.

Vehicles parked in guest spots will be towed at owners expense.

No boats, campers, commercial vehicles or large trucks are permitted at Motorcycles are permitted as long as they are not loud and factory equipped

No vehicles repaired in the parking lot. Unit owners only may hand-wash their cars using pail only no hose: Guest cars-washing will notbe allowed at any tim

No children are permitted to play in the hallways or laundry rooms
No coming in or going out of this building without proper footwear and/or bathing apparel
Laundry room is not to be entered between 9:00 PM and 9:00 AM
No unit owner or occupant shall be permitted to cook on any form of gas or charcoal grill on their terrace or grass.
No shopping carts are permitted on or around any of the common areas of this building
Do not drag furniture through lobby areas or hallways
No furniture, old carpet, appliances in or around the dumpster area
No smoking in the building or elevator
No soliciting of any kind by any individual or organization

The key to the outside security doors shall be given to each approved occupant by either the seller, the lesser, or the board of Governors at a cost of $50.00 per key (outside doors-North, South, East & West of building).

Should any unapproved occupant hold a key to the outside doors, the board of Governors has the right to confiscate this key at their discretion.

Unit owners are required to give a spare key to their unit to the board of Governors in case of emergency. Should there be an emergency, and the Board does not have the key to the unit, the Association will be forced to break-in and the unit owner will be responsible for any damages incurred during the break-in

The Board of Directors reserves the right to modify, update, or add new rules and regulations at any time, as deemed necessary to maintain the safety, harmony, and well-being of all residents and owners. Any changes to the rules will be communicated in writing to the owners with adequate notice, and residents are expected to stay informed and comply with the regulations in effect at all times.
